If the lender declines the case or the purchase falls through before an offer, you owe us nothing. After an offer, the fee in the schedule applies.
Those cases are shorter and nearly always receive a lender payment, so we pass part of the saving on to people buying their first home.

Valuation, legal and lender arrangement fees are separate and vary by product. Your adviser lists each one in the illustration you receive.
