Most residential projects are fixed price against a detailed scope. Structural repair and unknown conditions can be cost-plus with a not-to-exceed cap that we agree on up front.
Payments follow milestones: permit, framing, rough-in inspections, drywall and completion. A lender can inspect against the same schedule.
Allowances are placeholders for items you choose, such as flooring and fixtures. You see the number, shop within it, and settle any difference by change order.
